Looking elsewhere
Flats for rent are listed on ss.lv and city24.lv. Before any payment, check three things:
- Does the owner's name match the land register? You can check it on zemesgramata.lv by address.
- Can you see the flat in person before you pay anything?
- Is the payment a bank transfer in the owner's name, not cash and not to someone else?
How renting works
Viewing
Before the viewing, please write briefly who will live in the flat, from what date and for how long, and what you do. We then arrange the viewing. Bring an identity document to show; I do not copy it. I ask for no money before the contract.
Contract
A written contract in Latvian with an English translation. On the day you move in we make a handover report with photos together.
Payment
Only by bank transfer to the owner's account, in the same name as on the contract and in the land register. The deposit is at most two months' rent.
What you know in advance
- Total cost
- Rent, the building's service charge and an estimate of heating in winter and summer, for each flat separately.
- Ownership
- The flat's cadastral number, so you can check the owner on zemesgramata.lv.
- Deposit
- At most two months' rent. I pay it back no later than the day the flat is handed back.
- Registering your address
- You may declare your residence at this address.
- Land register
- On request we register the contract in the land register, free of state fees. It then binds a new owner too if the flat is sold.
- Notice
- You can end the contract in writing with one month's notice.
- Tax
- I declare the rental income to the State Revenue Service.
- Documents and repairs
- You also get the contract and the handover report with photos digitally. You can report a repair by sending a photo.
